A new ultra-luxury resort is coming to New York's Hudson Valley in 2028, bringing together three major players in hospitality, wellness, and culinary education.
Nolan Reynolds International (NRI) has partnered with Kerzner International and the Culinary Institute of America to develop what they're calling a "new benchmark" in luxury hospitality. The resort will sit on 21 acres next to the CIA's campus, featuring 61 cabins, guest rooms, and suites alongside private residences.
The One&Only Difference
One&Only represents the pinnacle of ultra-luxury hospitality—and they're selective about it. Operated by Kerzner International under ownership of the Investment Corporation of Dubai, the brand has committed to never exceeding 35 properties worldwide. It's a deliberate strategy to maintain exclusivity and deliver what they call "unparalleled refinement and service for the most discerning guests."
Currently, the portfolio includes 14 resorts and 381 branded residences spanning the globe. Each property is positioned as a unique masterpiece, meticulously designed in settings of extraordinary natural beauty and cultural significance. You'll find them in Greece and Montenegro overlooking the Mediterranean, in Mexico and the Maldives for tropical escapes, and in more unexpected locations like Rwanda and Malaysia. Each resort has its own distinct narrative and character—designed in harmony with nature and immersed in local culture.
The Hudson Valley property marks a strategic push into North America. One&Only already has projects in development for Big Sky, Montana and Half Moon Bay, Antigua, while their Private Homes are available for purchase in Mauritius, Mexico, Montenegro, Montana, Greece, and Dubai. The brand sits within Kerzner International's larger hospitality empire, which also includes the flagship Atlantis resorts in Dubai and China, the new SIRO active lifestyle hotels, and Rare Finds, a collection celebrating authentic, soulful experiences.
Culinary at the Core
The property's culinary angle is central to its identity. Guests will have direct access to programming from the CIA, which has been training the world's top chefs, sommeliers, and restaurateurs for nearly 80 years. The institute's 55,000 alumni have shaped modern food culture, and the resort aims to tap into that legacy with immersive gastronomic experiences tied to wellness and longevity.
The Longevity Component
The resort will include a Longevity Hub by Clinique La Prairie, the Swiss institution that's been pioneering longevity science since 1931. Founded by Professor Paul Niehans in Clarens-Montreux, La Prairie has built its reputation on what they call the CLP Method—a holistic approach integrating medical care, nutrition, well-being, and movement. Their programs focus on preventive medicine, genetics, and cellular rejuvenation, offering everything from vitality enhancement to immunity boosting. Beyond their Montreux headquarters, La Prairie has expanded with Health Resorts and urban Longevity Hubs in exclusive locations worldwide, plus a range of longevity supplements based on nearly a century of research.
NRI's Flagship
For NRI, this represents their flagship property. The company has a 130-year history dating back to 1890, with over $6 billion in delivered projects ranging from government infrastructure to luxury hospitality. Their current portfolio includes Relais & Chateaux resorts in Costa Rica and boutique properties like Thesis Hotel Miami.
The Hudson Valley location makes sense beyond proximity to the CIA.
